Property Sherlock provides a platform for homeowners to:

• Assess and track the condition of their properties using AI-powered analysis
• Complete self-assessments to refine AI-generated condition reports
• Connect with service vendors for repairs and improvements
• Receive AI-powered recommendations for home maintenance

3. User Accounts

To use certain features of the Service, you must create an account. You agree to:

• Provide accurate and complete information
• Maintain the security of your account credentials
• Promptly update any changes to your information
• Accept responsibility for all activities under your account

4. AI Condition Analysis

Important Disclaimer: Property Sherlock uses AI-powered analysis to evaluate home conditions and provide recommendations. AI-generated assessments are for informational purposes only and should not be relied upon for:

• Real estate transactions (purchase, sale, or refinancing)
• Insurance claims or underwriting
• Legal proceedings or disputes
• Permit applications or code compliance verification

For real estate transactions or legal purposes, we recommend engaging a licensed home inspector in your state.

5. Vendor Marketplace

Property Sherlock provides a platform to connect homeowners with service vendors. We do not employ these vendors and are not responsible for:

• The quality, safety, or legality of their work
• Their licensing, bonding, or insurance status
• Any disputes between you and a vendor
• Any damages, injuries, or losses resulting from their services

You are responsible for verifying vendor credentials and entering into separate agreements with vendors for their services.

6. Fees

Property Sherlock is free for homeowners. Vendors may be subject to referral fees for jobs completed through the platform. We may update fee structures with notice.

7. Intellectual Property

The Service and its original content, features, and functionality are owned by RoostHaven Inc. and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws.

8. User Content

You retain ownership of content you submit to the Service (photos, property information, etc.). By submitting content, you grant us a non-exclusive, worldwide, royalty-free license to use, reproduce, and display such content in connection with providing the Service.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PROPERTY SHERLOCK SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES RESULTING FROM YOUR USE OF THE SERVICE.

You agree to indemnify and hold harmless RoostHaven Inc. and its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses arising out of your use of the Service or violation of these Terms.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Los Angeles County, California.

13. Arbitration Agreement

Any dispute, claim, or controversy arising out of or relating to these Terms or the Service shall be settled by binding arbitration administered by JAMS in accordance with its Streamlined Arbitration Rules and Procedures. The arbitration shall take place in Los Angeles, California. You agree to waive any right to a jury trial or to participate in a class action.

14. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of material changes by email or through the Service. Your continued use of the Service after such modifications constitutes acceptance of the updated Terms.
